What free does not include

No written report. The free visit covers the one area you called about, not the whole house, and the answer is spoken rather than documented. That is the honest limit of what a no-charge visit can be. If you need readings across the building, photos, and a report you can hand to an agent, a lender, or an adjuster, that is the Full Inspection.

What the $279 visit covers

A musty smell in a hallway can source three levels away from where you smell it. That is why the paid visit is the whole house and the free one is not. This is the Full Inspection sweeping one building, instrument by instrument. The diagram follows as you read.

It starts with what you noticed

Most of these inspections start with something small: a musty smell in a hallway, a stain that came back after it was painted over, a cough that clears up when you leave the house. The room side of a wall tells you almost nothing. The instruments are for everything behind it.

Thermal imaging

An infrared camera reads surface temperature. Wet material holds temperature differently than dry, so a cold patch on a warm wall marks moisture behind it, without opening anything. The camera finds candidates. It does not confirm them; that is the meter's job.

Moisture readings

Meter pins put numbers on what the camera flagged. Readings at the base of the wall, at 12 inches, at 24, the pattern says whether water is wicking up from below or coming in from above. Every number goes in the report with its location.

LiDAR mapping and humidity

A LiDAR scan from the phone maps the room, and our software places every reading on that map, so each number lands on a floor plan instead of in a notebook. Relative humidity and dew point get logged in the same pass, a house holding 60 percent humidity in this climate is making its own moisture problem.

The crawlspace

Under the floor: vapor barrier condition, standing moisture, insulation, and a humidity reading down where this valley's houses get wet first. This is where the visual mold assessment usually earns its place, growth starts where nobody looks.

The attic and ventilation

Up top: whether the attic is actually venting, whether the bath fan ducts outside or dumps into the insulation, staining on the sheathing. Basic air quality metrics get logged on the same pass, and the ventilation check ties the upstairs numbers to the downstairs ones.

An infrared camera reads surface temperature differences that mark wet material behind walls and ceilings. The camera finds candidates; a moisture meter confirms them with numbers.
LiDAR moisture mapping and humidity testing
Readings pinned to a scan of the room, so the report shows where the problem is, not just that one exists. Relative humidity and dew point tell us whether the house is producing its own moisture.
Basic air quality metrics and ventilation check
How air is actually moving through the house, and coarse indicators of what is in it. This is instrument screening, not lab analysis, see the note on third-party testing below.
Crawlspace and attic inspection
The two places moisture problems start and nobody looks. Vapor barrier condition, insulation, ventilation, staining, standing moisture.
Wall cavity imaging
Seeing inside a closed wall without opening it.
Visual mold assessment

Depending on findings, we may recommend specialized third-party testing: comprehensive mold testing, asbestos or lead hazmat testing, or an industrial hygienist evaluation. When a question is past what our instruments can answer, we say so and tell you who answers it.

Does the inspection include mold testing?

It includes a visual mold assessment: what is visible, where, and on what material. Lab identification of species is a different service, and when findings warrant it we recommend comprehensive third-party mold testing, hazmat testing for asbestos or lead, or an industrial hygienist evaluation rather than doing it halfway ourselves.

What happens after the inspection?

You get the written report in your portal: findings, readings by location, photos and thermal images, and next steps in order. If we recommend remediation, a detailed line-item estimate for that work follows, and the $279 is credited in full against it if you hire us. If we recommend third-party testing, we say which kind and why.

Is there a way to get the inspection every year?
