What the work involves

The actual scope, in the order it matters. If a step is missing from someone’s bid, ask them why.

  • Board broken windows, doors, and openings after fire, storm, vehicle impact, or forced entry.
  • Install reinforced tarp over damaged roof sections, fastened and sealed to shed water rather than pool it.
  • Temporary fencing and access control on structures that are no longer secure.
  • Photograph the damage and the mitigation before and after, timestamped for the claim file.
  • Coordinate with the roofer, glazier, or general contractor so the temporary work comes off the day the permanent repair goes on.
Where this scope stops

A tarp buys time and that is all it buys. A properly fastened one holds for a few months, less under snow load or sustained wind, and it does nothing for the shingles underneath. We do not replace roofs and we do not set glass, so the permanent work belongs to a roofer or a glazier. Call us for the tonight part, call them for the rest.

What we see in Meridian

Field notes on Meridian: the housing stock, where the water comes from, and what that means for this work.

Meridian was farm ground into the late 1990s. Most of what we're called to is post-2000 construction: PEX, plastic-bodied angle stops, braided appliance connectors, and whole subdivisions whose water heaters reach end of life within a few years of each other.

The builder subdivisions are a mix of slab-on-grade and vented crawlspace. On the crawl homes there's usually a vapor barrier, but it's rarely sealed at the seams or run up the stem wall, so ground moisture still loads the joists and the underside of the subfloor.

Two-story plans here put the laundry on the second floor. A supply hose or a pan drain failure upstairs runs down an interior wall and shows up first in the garage ceiling or a kitchen soffit. Two levels are wet before anyone sees water.

Water heaters in attached garages are the repeat call. No pan, or a pan with a drain line that goes nowhere, and the water tracks under the wall plate into the carpeted room on the other side.

Older Meridian, the original grid around downtown, is a different building entirely: pre-1970 stock on shallow crawlspaces, original drain lines, and cast iron that is finally failing.

Questions we get

Straight answers, including the ones that occasionally talk someone out of hiring us.

How fast can you get here?

This is our fastest-dispatch service. An open building is an active loss and we treat it that way. Call and we will give you a real arrival window for your address rather than a slogan. We run this 24/7, including nights and holidays.

Will insurance pay for board-up and tarping?

Nearly always. Property policies contain a duty to protect the property from further damage, so emergency mitigation is both covered and expected. Failing to secure an open building is one of the few things that can genuinely reduce what a carrier pays on the rest of the claim.

How long can a tarp stay on the roof?

A properly installed tarp holds for a few months, and less than that under snow load or sustained wind. It is holding weather off a roof that still needs replacing, so treat the roofing schedule as the real clock. We inspect ours if that schedule stretches out, and we will tell you when it needs to be re-secured.
