What the work involves
The actual scope, in the order it matters. If a step is missing from someone’s bid, ask them why.
- Pre-inspection for fiber type, existing damage, and permanent staining, so you know what will and will not come out before we start.
- Pre-treatment and agitation of traffic lanes and spots, then hot water extraction at the temperature and pressure the fiber can take.
- Tile and grout cleaning with a rotary hard surface tool, plus grout sealing on request.
- Upholstery cleaning with the method matched to the fabric code, including low-moisture cleaning where the fabric cannot take water.
- Post-cleaning airflow so the carpet is dry in hours rather than left damp overnight.
Cleaning does not fix everything on a floor. Permanent staining, bleach spots, fiber damage from traffic wear, and delamination are all past what extraction reaches. Pet urine that soaked through to the pad and subfloor is past it too, and treating the carpet alone will buy you about three weeks. We walk the floor with you first and name the spots that will still be there when we leave.

What we see in Eagle
Field notes on Eagle: the housing stock, where the water comes from, and what that means for this work.
Eagle has more finished basements than anywhere else we work. A main-floor supply failure ends up in a finished lower level: carpet, pad, base trim, drywall and cabinetry. Containment goes up, and every affected material gets metered, photographed and logged.
The Boise River splits into north and south channels around Eagle Island. Homes along both channels and through the Two Rivers and Banbury area sit on river gravel with a shallow water table, and both spring runoff and irrigation season show up in sump pits and crawlspaces.
The custom builds in the foothills north of town run multi-zone HVAC, hydronic loops and more than one water heater. More mechanical means more failure points, and those losses are found late because the mechanical rooms are in parts of the house nobody walks through.
High-value finishes are the real constraint here: hardwood, stone, built-ins, wine storage. Protecting them means more equipment, tighter chamber control and daily moisture readings rather than setting fans and leaving.

Questions we get
Straight answers, including the ones that occasionally talk someone out of hiring us.
How long until I can walk on it?
Usually dry to the touch in four to six hours, faster if we leave air movers running and you keep the HVAC on. You can walk on it right away in clean shoes or socks. Hold off on putting furniture back on damp carpet, because wood and metal feet will transfer stain.
Will cleaning get rid of pet odor?
Cleaning removes what is in the carpet fiber. Pet urine goes through the carpet into the pad and often into the subfloor, and that is where the odor lives. Real pet odor removal means pulling the affected pad, treating and sealing the subfloor, and then cleaning the carpet. Anyone who tells you a surface clean fixes it is selling you a return visit.
How often should carpet be cleaned?
Every 12 to 18 months for a typical household, more often with pets, kids, or a light-colored carpet. Most carpet warranties require professional hot water extraction on a schedule to stay valid, so it is worth checking what yours specifies.
