What the work involves
The actual scope, in the order it matters. If a step is missing from someone’s bid, ask them why.
- Photograph and inventory contents room by room, numbered and logged, before anything is moved.
- Pack and transport, with separate handling for electronics, artwork, documents, and items that need specialty cleaning.
- Clean salvageable contents off site, where we can use methods that are impractical inside a damaged building.
- Store cleaned contents until the structure is ready, then pack back and place items in the rooms they came from.
- Produce a non-salvageable list with photos and replacement detail for the claim, so nothing is discarded without a record.
Some things do not clean. Upholstered furniture and soft goods heavily loaded with Category 3 water or protein smoke, mattresses, and most pressed-board furniture end up on the non-salvageable list, and we would rather put them there on day one than clean them, charge you, and have you throw them out in March anyway. You approve every item on that list before anything is disposed of.

What we see in Cascade

Cascade sits at roughly 4,800 feet on the east side of Lake Cascade and is one of the colder spots in the state. Sustained sub-zero stretches are normal here, and that's what breaks pipes in structures that are only heated part of the year.
The shoreline cabins, the West Mountain Road properties and the places between Cascade and Donnelly are heavily seasonal. A break in a closed-up cabin isn't found until an owner or a caretaker comes up, which is often days or weeks after it started.
Snow load and ice damming. Meltwater backs up under the roofing, comes in at the eave, and wets the top plate and wall cavity. From inside it looks exactly like a plumbing leak. Telling those two apart changes the entire scope.
Crawlspaces and unfinished basements up here are cold and poorly ventilated, so once they're wet they will not dry on their own. We bring low-grain dehumidification and supplemental heat because ambient conditions do none of the work for us.

How do I know I will get everything back?
Everything is photographed and numbered where it sits before it is boxed, and the inventory is yours from day one. You can see the list and the photos on your job page. Nothing is disposed of without your approval and a documented reason.
Who pays for pack-out and storage?
On a covered loss, contents coverage typically pays for pack-out, cleaning, and storage, and it is a normal line item in an Xactimate estimate. We put the pack-out scope in writing before the trucks show up, so you can confirm it with your adjuster before rather than after.
What happens to things that cannot be cleaned?
They go on a non-salvageable list with photos, description, and enough detail for the carrier to price replacement. Soft goods heavily contaminated by Category 3 water or protein smoke are the usual entries. We do not throw anything away first and document it second.
