What the work involves

- Store cleaned contents until the structure is ready, then pack back and place items in the rooms they came from.
- Produce a non-salvageable list with photos and replacement detail for the claim, so nothing is discarded without a record.
Some things do not clean. Upholstered furniture and soft goods heavily loaded with Category 3 water or protein smoke, mattresses, and most pressed-board furniture end up on the non-salvageable list, and we would rather put them there on day one than clean them, charge you, and have you throw them out in March anyway. You approve every item on that list before anything is disposed of.

Mountain Home Air Force Base drives the property mix. On-base family housing is privatized and professionally managed, and off base a large share of the town is rentals turning over on PCS cycles. Either way the damage gets reported by a tenant or a property manager, and the documentation has to satisfy somebody who isn't standing in the house.
Between-tenant vacancies are where the late losses live. The unit is empty, so a failed water heater or a split supply line has nobody to report it. It runs until a walkthrough is scheduled, and by then the scope is remediation rather than extraction.

How do I know I will get everything back?
Everything is photographed and numbered where it sits before it is boxed, and the inventory is yours from day one. You can see the list and the photos on your job page. Nothing is disposed of without your approval and a documented reason.
Who pays for pack-out and storage?
On a covered loss, contents coverage typically pays for pack-out, cleaning, and storage, and it is a normal line item in an Xactimate estimate. We put the pack-out scope in writing before the trucks show up, so you can confirm it with your adjuster before rather than after.
What happens to things that cannot be cleaned?
They go on a non-salvageable list with photos, description, and enough detail for the carrier to price replacement. Soft goods heavily contaminated by Category 3 water or protein smoke are the usual entries. We do not throw anything away first and document it second.
