What the work involves
The actual scope, in the order it matters. If a step is missing from someone’s bid, ask them why.
- Remove standing water, old torn plastic, construction debris, and any insulation that has fallen and is holding moisture.
- Treat and clean mold growth on joists, rim joist, and subfloor before anything gets covered up.
- Install a reinforced liner across the ground, seamed and sealed, and run it up the piers and stem walls rather than stopping at the dirt line.
- Seal foundation vents and air-seal the rim joist so the crawlspace stops pulling humid summer air across cold surfaces.
- Set a dedicated crawlspace dehumidifier with a routed condensate line, and add a sump and drainage where water is entering rather than just evaporating.
Encapsulation is not a mold fix and it is not a drainage fix. Growth on the joists gets remediated before the liner goes down, as a separate line on the estimate, and a crawl that takes standing water in May needs the water handled before anything gets sealed over it. Plenty of crawlspaces here need a barrier and nothing more. If yours is one of them, we will quote the barrier and leave it there.

The North End and East End are largely pre-1940: galvanized supply lines that have been narrowing for eighty years, unlined crawlspaces, and balloon-framed walls that let water run from an upstairs bathroom down to the sill plate before it ever shows on a ceiling.
Warm Springs Avenue and the blocks around it are on the Boise Warm Springs Water District line. Geothermal water heats those houses through original piping. A failed fitting there is a hot-water loss inside a hundred-year-old wall cavity, which pushes both the drying plan and the microbial risk in the wrong direction.
Bench homes are mostly 1940s–1960s ranches on shallow crawlspaces: eighteen inches of clearance, often no vapor barrier at all, and a roof-mounted evaporative cooler over the hallway. The cooler line is a call we take every spring when it's charged for the season and again every fall when it isn't drained.
Southeast Boise and the Barber Valley / Harris Ranch side sit close to the Boise River over a shallow water table. Crawlspaces there stay damp straight through irrigation season. When someone from that part of town calls about a smell, the answer is usually ground moisture coming up through a torn vapor barrier. No pipe involved.
Downtown and the mixed-use blocks put the loss on somebody else's ceiling. A supply failure on the fourth floor is a four-floor job by the time we're on site, and the moisture documentation has to hold up for multiple tenants and one carrier.

What is the difference between encapsulation and a new vapor barrier?
A vapor barrier is ground cover: plastic on the dirt that slows evaporation from the soil. Encapsulation seals the whole space: liner up the walls, vents closed, rim joist sealed, and a dehumidifier controlling what is left. A vapor barrier is the right fix for a slightly damp crawlspace. Encapsulation is the fix for one that keeps failing.
If I seal the vents, will it get worse down there?
Only if you seal the vents and stop. Open vents were meant to dry a crawlspace, but in a Treasure Valley summer they pull humid outside air onto surfaces that are cooler than the dew point, and it condenses on your joists. A sealed crawlspace works because the dehumidifier replaces what the vents were supposed to be doing.
Will encapsulation fix the mold I already have?
No. Encapsulation removes the future moisture. Existing growth on joists and subfloor has to be remediated first: cleaned, HEPA vacuumed, and where required, sanded or media blasted. Sealing a liner over an active mold problem just hides it.
