Middleton is the oldest settlement in Canyon County and the housing mix still shows it: turn-of-the-century farmhouses and 1960s ranches on acreage sitting directly next to subdivisions platted in the last two years.

The town is built along the Boise River and split down the middle by Highway 44. River-adjacent parcels sit over a shallow water table, so through irrigation season the dirt under those crawlspaces never really dries out.

How is this different from renting fans and a dehumidifier?

Air movers evaporate water off surfaces into the air. If nothing removes it from the air, you have relocated the moisture into wall cavities and other rooms. A rental dehumidifier is a refrigerant unit that loses efficiency as the air dries out, which is exactly when you need it most. LGR units keep pulling at low grain levels, and the two have to be balanced against each other by calculation.

How do you know when it is actually dry?

We establish a dry standard by reading unaffected materials of the same type elsewhere in the building, then dry the wet materials to that number. It is a measurement, not a duration. If a material is not moving between daily readings, the equipment configuration changes rather than the job simply running longer.

Can hardwood be dried without pulling it up?

Frequently, yes, if it is caught early. A mat system pulls moisture directly through the face of the boards under negative pressure. Cupped boards often flatten as they dry, and sanding, if it is needed at all, waits until the moisture content has stabilized. Boards that have crowned or separated at the seams after weeks of wetness are usually past saving.
