What the work involves

  • Remove the failed barrier, debris, and any fallen insulation that is holding moisture against the framing.
  • Grade and clear the ground so the new barrier lies flat instead of tenting over rubble and trapping water underneath.
  • Install new poly with overlapped and taped seams, sealed at piers and run up the stem wall where access allows.
  • Take moisture readings on joists and subfloor before and after so there is a record of what the crawlspace was doing.
Where this scope stops

A barrier is ground cover and nothing else. It will not dry wood that is already wet, it will not remove growth that is already on the joists, and it will not stop water arriving from a leak or a rising water table. If the space stays humid with new poly correctly sealed down, the barrier was never the problem, and we will say that rather than sell you a second one.

Eagle has more finished basements than anywhere else we work. A main-floor supply failure ends up in a finished lower level: carpet, pad, base trim, drywall and cabinetry. Containment goes up, and every affected material gets metered, photographed and logged.

How do I know my vapor barrier has failed?

Look for plastic that is torn, bunched, missing in sections, or laid loose with wide gaps between sheets. Standing water on top of it, condensation on the underside of the subfloor, or a musty smell in the house are all signs it is not doing its job. Rusty duct straps and darkened joists are the later stage.

Will a new vapor barrier stop the musty smell upstairs?

Often, yes. Air moves from the crawlspace up into the living space through the stack effect, so crawlspace air is house air. Cutting ground moisture cuts the source of that smell. If the smell persists after the barrier is replaced, the moisture is coming from somewhere else and there is likely existing growth to remediate.

Do I need full encapsulation instead?

Not necessarily. If the crawlspace is dry apart from ground evaporation and the vents are working, a properly installed barrier is the correct and much cheaper fix. Encapsulation is warranted when the space stays humid with a good barrier in place, when there is repeat mold growth, or when there is standing water that needs drainage.
