Can you work after hours so we stay open?
For most losses, yes. Extraction and demolition can be scheduled overnight or around business hours, and containment lets us isolate the work area. Drying equipment has to run continuously once it is set, but it can be positioned and quieted to keep adjacent space usable.
Who do you bill, the tenant or the owner?
Whoever the lease makes responsible, and we will read that section with you before the invoice is written. On a covered loss the estimate goes to the adjuster in the format they work in, but the claim stays in the policyholder's name and the carrier pays them, not us. Getting this settled on day one prevents the most common commercial dispute we see.
What documentation do you provide for a property manager?
Daily psychrometric logs, moisture readings by location, equipment inventory, numbered photos, and an Xactimate estimate. Your team gets a link to the job page and can see the same data we do, without waiting for an end-of-week email.
