What the work involves
The actual scope, in the order it matters. If a step is missing from someone’s bid, ask them why.
- Calculate the drying system against affected square footage, class of loss, and material type, not one fan per room.
- Set air movers for surface evaporation and LGR dehumidifiers to remove the water that evaporation puts into the air.
- Use specialty equipment where standard airflow will not reach: hardwood mat systems, wall cavity injection, and negative pressure under floor assemblies.
- Take daily readings at the same marked points and log temperature, relative humidity, GPP, and material moisture content.
- Demobilize on the dry standard: wet materials reading the same as unaffected materials of the same type in the same building.
There is a point where equipment stops being the answer. Carpet pad that has been wet for days, hardwood that has crowned or opened at the seams after weeks, wet fibrous insulation: none of those come back, and running a week of air movers on them is a week of billing with a replacement at the end of it anyway. We will tell you to replace instead.

Eagle has more finished basements than anywhere else we work. A main-floor supply failure ends up in a finished lower level: carpet, pad, base trim, drywall and cabinetry. Containment goes up, and every affected material gets metered, photographed and logged.
The Boise River splits into north and south channels around Eagle Island. Homes along both channels and through the Two Rivers and Banbury area sit on river gravel with a shallow water table, and both spring runoff and irrigation season show up in sump pits and crawlspaces.
The custom builds in the foothills north of town run multi-zone HVAC, hydronic loops and more than one water heater. More mechanical means more failure points, and those losses are found late because the mechanical rooms are in parts of the house nobody walks through.
High-value finishes are the real constraint here: hardwood, stone, built-ins, wine storage. Protecting them means more equipment, tighter chamber control and daily moisture readings rather than setting fans and leaving.

How is this different from renting fans and a dehumidifier?
Air movers evaporate water off surfaces into the air. If nothing removes it from the air, you have relocated the moisture into wall cavities and other rooms. A rental dehumidifier is a refrigerant unit that loses efficiency as the air dries out, which is exactly when you need it most. LGR units keep pulling at low grain levels, and the two have to be balanced against each other by calculation.
How do you know when it is actually dry?
We establish a dry standard by reading unaffected materials of the same type elsewhere in the building, then dry the wet materials to that number. It is a measurement, not a duration. If a material is not moving between daily readings, the equipment configuration changes rather than the job simply running longer.
Can hardwood be dried without pulling it up?
Frequently, yes, if it is caught early. A mat system pulls moisture directly through the face of the boards under negative pressure. Cupped boards often flatten as they dry, and sanding, if it is needed at all, waits until the moisture content has stabilized. Boards that have crowned or separated at the seams after weeks of wetness are usually past saving.
