What the work involves
The actual scope, in the order it matters. If a step is missing from someone’s bid, ask them why.
- Large-loss extraction and drying, including multi-floor losses where water traveled down through ceiling assemblies and demising walls.
- Containment and phased work so unaffected suites, tenants, or dining areas can stay open.
- Drying of commercial assemblies: glue-down carpet, VCT over concrete, gypsum shaft walls, and insulated metal deck.
- Daily documentation the property manager, the tenant, and the carrier can all read: readings, equipment counts, photos, and a running scope.
- Scheduling and access coordinated directly with facilities and tenants, and one job page that you, the owner, and the adjuster all read from, so nobody is relaying readings between three parties.
Once drying equipment is set it runs continuously, and it is loud. We can quiet it, reposition it, and contain it so adjacent suites stay usable, but we will not shut it down overnight to make a tenant comfortable, because every hour off restarts the material's drying clock and adds a day to the job. If that is unworkable for your space, say so on day one and we will scope the phasing around it instead.

Your job page
Every job gets a private page you can open from your phone. What we found, what’s running, and what happens next, updated as we work rather than when you call to ask. Documented while it happens, not after.
1,300+ moisture readings documented this year, across 38,000+ square feet of structural drying.
- Job page
- Your private link: status in plain language, photos, documents, and the next step on the schedule.
- Readings
- Wood, drywall and subfloor metered at the same marked points every day, with temperature, relative humidity and grains per pound logged beside each one. Day one to demobilization, on a sheet you can read.
- Photos
- Numbered and dated, tied to the job record, the same set your adjuster gets.
- Paper trail
- A written scope and estimate in the format adjusters and property managers expect, handed over with the complete file.
What we see in Kuna
Field notes on Kuna: the housing stock, where the water comes from, and what that means for this work.
Kuna nearly tripled in the 2000s and is still adding subdivisions off Ten Mile, Linder and Kuna-Mora. Almost nothing we work on in town is over twenty years old. The failures match that: PEX, first-generation water heaters aging out, and the ice-maker line behind the refrigerator.
Outside the city limits it's wells and septic. When a pressure tank or a pump line fails, the shutoff is out at the well head rather than at a curb meter, so finding it is step one and everything else waits on it.
Indian Creek runs through town and gravity irrigation laterals cross most of the older acreage parcels. From mid-April through October the ground under those houses stays wet, and the crawlspace above it stays damp.
A lot of Kuna is five-acre parcels with shops, barns and detached garages. A freeze break in an unheated shop or an uninsulated hose bib on the north wall is a standard December call out here.

Questions we get
Straight answers, including the ones that occasionally talk someone out of hiring us.
Can you work after hours so we stay open?
For most losses, yes. Extraction and demolition can be scheduled overnight or around business hours, and containment lets us isolate the work area. Drying equipment has to run continuously once it is set, but it can be positioned and quieted to keep adjacent space usable.
Who do you bill, the tenant or the owner?
Whoever the lease makes responsible, and we will read that section with you before the invoice is written. On a covered loss the estimate goes to the adjuster in the format they work in, but the claim stays in the policyholder's name and the carrier pays them, not us. Getting this settled on day one prevents the most common commercial dispute we see.
What documentation do you provide for a property manager?
Daily psychrometric logs, moisture readings by location, equipment inventory, numbered photos, and an Xactimate estimate. Your team gets a link to the job page and can see the same data we do, without waiting for an end-of-week email.
