What the work involves

The actual scope, in the order it matters. If a step is missing from someone’s bid, ask them why.

  • Pack and transport, with separate handling for electronics, artwork, documents, and items that need specialty cleaning.
  • Clean salvageable contents off site, where we can use methods that are impractical inside a damaged building.
  • Store cleaned contents until the structure is ready, then pack back and place items in the rooms they came from.
  • Produce a non-salvageable list with photos and replacement detail for the claim, so nothing is discarded without a record.
Where this scope stops

Some things do not clean. Upholstered furniture and soft goods heavily loaded with Category 3 water or protein smoke, mattresses, and most pressed-board furniture end up on the non-salvageable list, and we would rather put them there on day one than clean them, charge you, and have you throw them out in March anyway. You approve every item on that list before anything is disposed of.

What we see in Kuna

Kuna nearly tripled in the 2000s and is still adding subdivisions off Ten Mile, Linder and Kuna-Mora. Almost nothing we work on in town is over twenty years old. The failures match that: PEX, first-generation water heaters aging out, and the ice-maker line behind the refrigerator.

Outside the city limits it's wells and septic. When a pressure tank or a pump line fails, the shutoff is out at the well head rather than at a curb meter, so finding it is step one and everything else waits on it.

Indian Creek runs through town and gravity irrigation laterals cross most of the older acreage parcels. From mid-April through October the ground under those houses stays wet, and the crawlspace above it stays damp.

A lot of Kuna is five-acre parcels with shops, barns and detached garages. A freeze break in an unheated shop or an uninsulated hose bib on the north wall is a standard December call out here.

On a covered loss, contents coverage typically pays for pack-out, cleaning, and storage, and it is a normal line item in an Xactimate estimate. We put the pack-out scope in writing before the trucks show up, so you can confirm it with your adjuster before rather than after.

What happens to things that cannot be cleaned?

They go on a non-salvageable list with photos, description, and enough detail for the carrier to price replacement. Soft goods heavily contaminated by Category 3 water or protein smoke are the usual entries. We do not throw anything away first and document it second.
