- Daily documentation the property manager, the tenant, and the carrier can all read: readings, equipment counts, photos, and a running scope.
- Scheduling and access coordinated directly with facilities and tenants, and one job page that you, the owner, and the adjuster all read from, so nobody is relaying readings between three parties.
Once drying equipment is set it runs continuously, and it is loud. We can quiet it, reposition it, and contain it so adjacent suites stay usable, but we will not shut it down overnight to make a tenant comfortable, because every hour off restarts the material's drying clock and adds a day to the job. If that is unworkable for your space, say so on day one and we will scope the phasing around it instead.

In the late 1990s Star was an agricultural town of a few hundred people. It has been one of the fastest-growing cities in Idaho since, and post-2005 construction covers nearly every address we work, a large share of it post-2020. The failures are new-construction failures: fittings that were never fully crimped, angle stops, and appliance connectors.
The Boise River runs along Star's south edge, and the older acreage north of Highway 44 is still on gravity irrigation. Crawlspaces on those parcels load with ground moisture all summer, which is a different problem than the subdivision calls a mile away.
On a home still inside its builder warranty window we document the source separately from the damage. Who pays for the failed fitting and who pays for the drying are two different conversations, and mixing them costs the homeowner time.

Can you work after hours so we stay open?
For most losses, yes. Extraction and demolition can be scheduled overnight or around business hours, and containment lets us isolate the work area. Drying equipment has to run continuously once it is set, but it can be positioned and quieted to keep adjacent space usable.
Who do you bill, the tenant or the owner?
Whoever the lease makes responsible, and we will read that section with you before the invoice is written. On a covered loss the estimate goes to the adjuster in the format they work in, but the claim stays in the policyholder's name and the carrier pays them, not us. Getting this settled on day one prevents the most common commercial dispute we see.
What documentation do you provide for a property manager?
Daily psychrometric logs, moisture readings by location, equipment inventory, numbered photos, and an Xactimate estimate. Your team gets a link to the job page and can see the same data we do, without waiting for an end-of-week email.
