What the work involves

The actual scope, in the order it matters. If a step is missing from someone’s bid, ask them why.

  • Photograph and inventory contents room by room, numbered and logged, before anything is moved.
  • Pack and transport, with separate handling for electronics, artwork, documents, and items that need specialty cleaning.
  • Clean salvageable contents off site, where we can use methods that are impractical inside a damaged building.
  • Store cleaned contents until the structure is ready, then pack back and place items in the rooms they came from.
  • Produce a non-salvageable list with photos and replacement detail for the claim, so nothing is discarded without a record.
Where this scope stops

Some things do not clean. Upholstered furniture and soft goods heavily loaded with Category 3 water or protein smoke, mattresses, and most pressed-board furniture end up on the non-salvageable list, and we would rather put them there on day one than clean them, charge you, and have you throw them out in March anyway. You approve every item on that list before anything is disposed of.

What we see in Caldwell

Field notes on Caldwell: the housing stock, where the water comes from, and what that means for this work.

Caldwell runs from turn-of-the-century farmhouses and downtown brick straight to subdivisions platted in the last few years. On the old stock it's lath and plaster over dirt-floor crawlspaces. Plaster holds water and hides it, which changes the whole drying plan.

Indian Creek runs through the middle of downtown and was daylighted through the plaza blocks. Properties along that corridor, and along the Boise River north of town, carry real surface-water exposure on top of the usual plumbing failures.

This is still working farm ground. Canal and lateral seepage pushes the water table up under houses on the outskirts all irrigation season, and shops and outbuildings on slab wick moisture the entire time.

Much of rebuilt downtown Caldwell is older commercial with residential above it. Water from an apartment lands in the business underneath, which means two occupancies and, almost always, two separate insurance conversations.

Questions we get

Straight answers, including the ones that occasionally talk someone out of hiring us.

How do I know I will get everything back?

Everything is photographed and numbered where it sits before it is boxed, and the inventory is yours from day one. You can see the list and the photos on your job page. Nothing is disposed of without your approval and a documented reason.

Who pays for pack-out and storage?

On a covered loss, contents coverage typically pays for pack-out, cleaning, and storage, and it is a normal line item in an Xactimate estimate. We put the pack-out scope in writing before the trucks show up, so you can confirm it with your adjuster before rather than after.

What happens to things that cannot be cleaned?

They go on a non-salvageable list with photos, description, and enough detail for the carrier to price replacement. Soft goods heavily contaminated by Category 3 water or protein smoke are the usual entries. We do not throw anything away first and document it second.
