What the work involves

The actual scope, in the order it matters. If a step is missing from someone’s bid, ask them why.

  • Identify and remove the source material: contaminated pad, saturated insulation, soot-loaded soft goods. Treatment applied over a source that is still there is temporary.
  • HEPA air filtration and duct cleaning so the HVAC system stops circulating what you are trying to remove.
  • Hydroxyl generators for occupied spaces, or ozone for sealed and unoccupied spaces where the odor load is heavy.
  • Thermal fogging on smoke jobs to follow the same path the smoke took into cavities and behind trim.
  • Sealing of framing and subfloor with an odor-blocking primer where residue cannot be fully removed.
Where this scope stops

We will not sell you a treatment as a substitute for removal. If the pad, the insulation, or the soft goods holding the odor are still in the building, a hydroxyl run buys a few weeks and the smell comes back in the first warm stretch. Cigarette residue is the clearest case: that is a full-scope job with duct cleaning, a shellac-based primer, and new paint, and anyone quoting you an ozone treatment for it is quoting the wrong thing.

In the late 1990s Star was an agricultural town of a few hundred people. It has been one of the fastest-growing cities in Idaho since, and post-2005 construction covers nearly every address we work, a large share of it post-2020. The failures are new-construction failures: fittings that were never fully crimped, angle stops, and appliance connectors.

The Boise River runs along Star's south edge, and the older acreage north of Highway 44 is still on gravity irrigation. Crawlspaces on those parcels load with ground moisture all summer, which is a different problem than the subdivision calls a mile away.

On a home still inside its builder warranty window we document the source separately from the damage. Who pays for the failed fitting and who pays for the drying are two different conversations, and mixing them costs the homeowner time.

What is the difference between ozone and hydroxyl?

Ozone is faster and more aggressive, but it is a lung irritant. The space has to be empty of people, pets, and plants while it runs, and it needs airing out afterward. Hydroxyl generators are slower but safe to run in an occupied space. We pick based on how heavy the odor is and whether you need to stay in the building.

Will the smell come back?

Only if the source is still there. Odor that returns in the first warm week almost always means treated air was the whole plan and the material holding the odor was never removed. When the source comes out and the remaining framing is sealed, it does not return.

Can cigarette smoke be removed from a house?

Yes, but it is a full-scope job, not a treatment. Nicotine residue coats every surface including inside the ductwork and on the back side of trim. It takes surface cleaning, duct cleaning, sealing with a shellac-based primer, and usually new paint. Carpet, pad, and window coverings are typically replaced.
